The project consists of 241 units. The existing Gardner Building will be historically restored into 33 housing units and first floor retail units. The Taymor Building will be replaced by a newly constructed building. In addition, EDFC will build two 2-story duplex units and additional duplexes within the periphery of the proposed City Hall Parking facility. Renaissance Village will also offer ground level commercial/retail space completing the Urban Village configuration of the project.

The Renaissance Village Development will maximize its proximity to commuter rail and Brockton’s Main Street to attract young professionals and mature adults. In either case, our residents will bring disposable income necessary to consume local goods and services thus helping to create an economic engine in the hub of the City.

Location and Neighborhood:

The property is located in downtown Brockton on the corner of Centre Street and Montello Street. The site presently consists of a 48,000 square foot, 4-story brick building, on a 15,000 square foot lot and a second existing building of similar size. Additionally, 60 surface parking spaces have already been allocated to the project by the City. The site is located in close proximity to the MBTA Commuter Rail and Brockton Area Transit terminal which provides rail and bus service to Boston and surrounding communities. The development offers easy access to Route 24 via Routes, 27, 123 and 38. The surrounding area is the heart of the city, downtown Brockton. As in many older downtowns, the street level spaces are predominately retail/commercial uses, and the upper floors are either housing units or office spaces. Brockton has experienced a relative rebirth in the last decade; however local officials believe that the Downtown area must continue to be infused with new investment in order to achieve its full potential.

Development Overview:

Upon renovation and new construction, Renaissance Village will provide a living environment that enhances the quality of life for its residents. The newly created community will consist of 241 units comprised of 188 two bedroom units and 53 one bedroom units. All of our new residences will offer the finest in modern conveniences and appointments. Commercial space will provide for tenant and other new residents in the area. An entry security system and other security enhancements will be provided to ensure as secure an environment as possible. Connections to communication needs, such as Internet and television providers, will be included.

Linwood Street


The Linwood project entails the construction of 35 garden style residential housing units of a 5.4 acre residential parcel located on Linwood Street in Brockton, and the development will include amenities such as private patios, walking trails, and attached garages. The units will be situated in a cluster pattern designed to maximize the amount of open space on the site.
