With the bulk of demolition completed by the end of April, May's focus was on installation of the new roof and basic infrastructure improvements such as new stairway and elevator shaft improvements on the interior. Scaffolding was erected on the rear elevation to provide construction access to the roofs and upper floors. The roof decking and planks turned out to be in much poorer shape than anticipated and replacement of a significant portion of the roof structure was required, resulting in approximately 50% of the new roof being completed by the end of the month. A number of new window openings are required on the rear elevation, many of which were at least partially cut during the month. The new foundation slab for stairway #1 was poured in the basement. Floor infill in areas of the old existing elevator shafts and stairways was also accomplished.
Hadley Construction Update - June 2008
Installation of the balance of the new roof was completed and basic infrastructure improvements continued in June. The foundation slab for the second stairway was poured and CMU installation above was begun. CMU installation for the first stairway was completed to the roof. Despite frequent and heavy downpours throughout June, roof demo and wood deck replacement is now substantially complete and approximately 85% of the new roof installation is complete. The slab for a portion of the elevator foundation was also completed in June. The exterior elevations were power washed and cleaned up nicely. Seismic clip installation (the building will satisfy current earthquake design criteria following rehabilitation) was also initiated on all floors. The month closed out with delivery and installation of a substantial number of fan coil units (these units provide heat and air conditioning to each of the residential units) providing a first glimpse at the layout of the future apartments.
